Robert Buckler, founded Beredan Management & Consulting Inc. in 2009 and is associated with the Levy Zavet team, as a Condominium Consultant. Robert offers a variety of services to our condominium and real estate clients. Robert has provided services to condominium developers, condominium corporations, management companies, real estate buyers & sellers and condominium owners.
Robert has an in-depth knowledge of the Condominium Act, 1998, which allows him to provide our condominium developer clients with invaluable input to the Disclosure Statement (per section 72 of the Condominium Act), including the proposed condominium governing documents, first-year budget, and Purchase and Sale Agreement. Robert’s understanding of the Act also allow him to assist us with complex condominium owner issues, such as assisting us in drafting Section 98 Agreements, dealing with disputes, educating condominium Board of Directors on governance and chairing condominium corporation meetings.
Having managed a variety of condominium corporations from 2003-2007, he is aware of the complexities involved in an unregulated industry by providing assistance to startup condominium management companies so that they understand the obligations involved in managing a not-for-profit condominium corporation. He has assisted client with the recruitment of condominium management staff.
Robert has served as a Court-Appointed Administrator (per section 131 of the Condominium Act) to temporarily replace the Board of Directors with the main objective of rehabilitating a troubled condominium corporation back to financial, physical and community health and return the corporation to compliance with the Condominium Act.
Robert teaches the Principles of Property Management course for the OREA Real Estate College as well as the Condominium Law course for the Association of Condominium Managers of Ontario, which is one of the courses leading to the Registered Condominium Manager (R.C.M.) designation.
Robert has been involved in the Condominium Act Review process underway in Ontario since 2013. With the introduction of Bill 106, proposed as the Protecting Condominium Owners Act, additional consumer protection will be introduced, as will the licensing of condominium managers and other long-awaited amendments to the current Condominium Act, which was enacted in May 2001. He is an advocate for management licensing and improvements to balancing the powers and authority between the condominium Board of Directors and owners, with the introduction of the Condo Authority to provide owners with educational resources, a dispute resolution alternative to the courts and many other benefits.
Robert is an active Realtor®, specializing in condominium sales, and is a broker with Century 21 Heritage Group. With his specialized condominium knowledge, he educates buyers and sellers on the unique lifestyle condominium living offers.
Robert is committed to participating in the condominium and real estate industries by volunteering for various associations, including the Association of Condominium Managers of Ontario, the Toronto Real Estate Board, and the Canadian Condominium Institute-Toronto chapter. He also serves as a member of the Committee of Adjustment for the city of Vaughan and was formerly a member of the Property Standards Committee, also for the city of Vaughan. He is a regular publisher of articles in real estate and condominium-related magazines and speaker at industry events.
